Signal, WhatsApp and Telegram: Here's which secure messaging app you should use

If your choice of encrypted messaging app is a toss-up between Signal, Telegram and WhatsApp, do not waste your time with anything but Signal. This isn't about which one has cuter features, more bells and whistles or is the most convenient to use: It's purely about privacy. And if privacy's what you're after, nothing beats Signal.

You probably already know what happened. In a tweet heard 'round the world last January, tech mogul Elon Musk continued his feud with Facebook by advocating people drop its WhatsApp messenger and use Signal instead. Twitter's then-CEO Jack Dorsey retweeted Musk's call. Around the same time, right-wing social network Parler went dark following the Capitol attacks, while political boycotters fled Facebook and Twitter. It was the perfect storm -- the number of new users flocking to Signal and Telegram surged by tens of millions

The jolt also reignited security and privacy scrutiny over messaging apps more widely. Among the top players currently dominating download numbers, there are some commonalities. All are mobile apps available in the Google Play store and App Store that support cross-platform messaging, have group chat features, offer multifactor authentication and can be used to share files and multimedia. They all also provide encryption for texting, voice and video calls.

Signal, Telegram and WhatsApp use end-to-end encryption in some portion of their app, meaning that if an outside party intercepts your texts, they should be scrambled and unreadable. It also means that the exact content of your messages supposedly can't be viewed by employees of those companies when you are communicating with another private user. This prevents law enforcement, your mobile carrier and other snooping entities from being able to read your messages even when they intercept them (which happens more often than you might think). 

The privacy and security differences between Signal, Telegram and WhatsApp couldn't be bigger, though. Here's what you need to know about each of them.

Signal is a typical one-tap install app that can be found in your normal marketplaces like Google Play and Apple's App Store and works just like the usual text-messaging app. It's an open-source development provided free of charge by the nonprofit Signal Foundation and has been famously used for years by high-profile privacy icons like Edward Snowden.

Signal's main function is that it can send -- to either an individual or a group -- fully encrypted text, video, audio and picture messages, after verifying your phone number and letting you independently verify other Signal users' identity. For a deeper dive into the potential pitfalls and limitations of encrypted messaging apps, CNET's Laura Hautala's explainer is a life-saver. 

When it comes to privacy, it's hard to beat Signal's offer. It doesn't store your user data. And beyond its encryption prowess, it gives you extended, onscreen privacy options, including app-specific locks, blank notification pop-ups, face-blurring antisurveillance tools and disappearing messages. 

Occasional bugs have proven that the tech is far from bulletproof, of course, but the overall arc of Signal's reputation and results have kept it at the top of every privacy-savvy person's list of identity protection tools. The Guardian, The Washington Post, The New York Times (which also recommends WhatsApp) and The Wall Street Journal all recommend using Signal to contact their reporters safely. 

For years, the core privacy challenge for Signal lay not in its technology but in its wider adoption. Sending an encrypted Signal message is great, but if your recipient isn't using Signal, then your privacy may be nil. Think of it like the herd immunity created by vaccines, but for your messaging privacy. 

Now that Musk's and Dorsey's endorsements have sent a surge of users to get a privacy booster shot, however, that challenge may be a thing of the past.

Telegram falls somewhere in the middle of the privacy scale, and it stands apart from other messenger apps because of its efforts to create a social network-style environment. While it doesn't collect as much data as WhatsApp, it also doesn't offer encrypted group calls like WhatsApp, nor as much user data privacy and company transparency as Signal. Data collected by Telegram that could be linked to you includes your name, phone number, contact list and user ID. 

Telegram also collects your IP address, something else Signal doesn't do. And unlike Signal and WhatsApp, Telegram's one-to-one messages aren't encrypted by default. Rather, you have to turn them on in the app's settings. Telegram group messages also aren't encrypted. Researchers found that while some of Telegram's MTProto encryption scheme was open-source, some portions were not, so it's not completely clear what happens to your texts once they're in Telegram's servers. 

Telegram has seen several breaches. Some 42 million Telegram user IDs and phone numbers were exposed in March of 2020, thought to be the work of Iranian government officials. It would be the second massive breach linked to Iran, after 15 million Iranian users were exposed in 2016. A Telegram bug was exploited by Chinese authorities in 2019 during the Hong Kong protests. Then there was the deep-fake bot on Telegram that has been allowed to create forged nudes of women from regular pictures. Most recently, its GPS-enabled feature allowing you to find others near you has created obvious problems for privacy. 

I reached out to Telegram to find out whether there were any major security plans in the works for the app, and what its security priorities were after this latest user surge. I'll update this story when I hear back.

Let's be clear: There's a difference between security and privacy. Security is about safeguarding your data against unauthorized access, and privacy is about safeguarding your identity regardless of who has access to that data. 

On the security front, WhatsApp's encryption is the same as Signal's, and that encryption is secure. But that encryption protocol is one of the few open-source parts of WhatsApp, so we're being asked to trust WhatsApp more than we are Signal. WhatsApp's actual app and other infrastructure have also faced hacks, just as Telegram has. 

Jeff Bezos' phone was famously hacked in January of 2020 through a WhatsApp video message. In December of the same year, Texas' attorney general alleged -- though has not proven -- that Facebook and Google struck a back-room deal to reveal WhatsApp message content. A spyware vendor targeted a WhatsApp vulnerability with its software to hack 1,400 devices, resulting in a lawsuit from Facebook. WhatsApp's unencrypted cloud-based backup feature has long been considered a security risk by privacy experts and was one way the FBI got evidence on notorious political fixer Paul Manafort. To top it off, WhatsApp has also become known as a haven for scam artists and malware purveyors over the years (just as Telegram has attracted its own share of platform abuse, detailed above). 

Despite the hacks, it's not the security aspect that concerns me about WhatsApp as much as the privacy. I'm not eager for Facebook to have yet another piece of software installed on my phone from which it can cull still more behavioral data via an easy-to-use app with a pretty interface and more security than your regular messenger. 

When WhatsApp says it can't view the content of the encrypted messages you send to another WhatsApp user, what is doesn't say is that there's a laundry list of other data that it collects that could be linked to your identity: Your unique device ID, usage and advertising data, purchase history and financial information, physical location, phone number, your contact information and that of your list of contacts, what products you've interacted with, how often you use the app, and how it performs when you do. The list goes on. This is way more than Signal or Telegram. 

When I asked the company why users should settle for less data privacy, a WhatsApp spokesperson pointed out that it limits what it does with this user data, and that the data collection only applies to some users. For instance, financial transaction data collection would be relevant only to those WhatsApp users in Brazil, where the service is available. 

"We do not share your contacts with Facebook, and we cannot see your shared location," the WhatsApp spokesperson told CNET. 

"While most people use WhatsApp just to chat with friends and family, we've also begun to offer the ability for people to chat with businesses to get help or make a purchase, with health authorities to get information about COVID, with domestic violence support agencies, and with fact checkers to provide people with the ability to get accurate information," the spokesperson said. "As we've expanded our services, we continue to protect people's messages and limit the information we collect." 

Is WhatsApp more convenient than Signal and Telegram? Yes. Is it prettier? Sure. Is it just as secure? We won't know unless we see more of its source code. But is it more private? Not when it comes to how much data it collects comparatively. For real privacy, I'm sticking with Signal and I recommend you do the same.

This Guy Sued a Spammer and Got $1,200 Without a Lawyer. You Can Fight Unwanted Calls and Texts, Too

David Weekly was fed up with spam calls. So he did something about it.

Telemarketing calls and texts were flooding his inbox every day, making it difficult to discern between genuine calls and telemarketing ads. After a text message hit his phone in June, he decided enough was enough. He sued the spammer, and it paid off: He ended up with a $1,200 check.

"Like every other human being on the planet with a cellphone, I get a lot of spam phone calls and text messages -- I find it kind of annoying," Weekly, a technology executive and California resident, told CNET.

"I've occasionally gone after spammers by reporting them to the shortlink services they use or the web or DNS host of the spamming domain," Weekly said. But this is the first time he sued a spammer in small claims court. And it was the first time he received a check from a spammer.

Though representing yourself in court isn't the easiest process, Weekly's story shows people aren't helpless. In fact, Weekly says his experience -- which went viral on Twitter after he shared it -- has inspired many others to take action against spammers, now knowing that the law gives you the right to sue them.

How one man sued a spam caller and won

Weekly received a text message from a company in June trying to sell him workers' compensation insurance. The company didn't conceal its identity. The text gave the name of the company, a website and an email address for the person running the business. 

A quick search online confirmed the company operated out of California. Though Weekly isn't a lawyer, he knew about the Telephone Consumer Protection Act and saw this as a clear violation of the law.

The TCPA is a federal law that, among other things, prohibits unsolicited calls made to cellphones using an automatic telephone dialing system or an artificial or prerecorded voice (aka a robocall). Text messages are considered calls under the TCPA, according to Anne Mitchell, attorney and CEO of the Institute for Spam and Internet Public Policy. 

If a business violates the TCPA, it's obligated to pay $500 per violation or $1,500 each time it "willfully and knowingly" violates this law. If you're on the National Do Not Call Registry, the right to sue includes live telemarketing calls, which refer to spam phone calls involving a live person and not an automated system, according to Margot Saunders, general counsel at the National Consumer Law Center. 

Weekly researched the law and sent the company a demand letter stating how much they owed him and why. (Sending a demand letter prior to suing in small claims court is a requirement in California.) After 10 days passed without a reply, Weekly sued. 

"It was only about a day or two after I served them with the suit that I got a phone call and a text message saying, 'Hi, there. Looks like you've sued me. Can we talk?'" Weekly said. "Those weren't the exact words, but that was sort of the gist. He was apologetic about having done it, and he recognized that he had done the wrong thing. He asked if I could take it down a notch, and I said, 'Well, how about just a $1,200 check and we can call this thing done?'

"He agreed, and a week later, that $1,200 check showed up," Weekly said. "That was cool and surreal: I'm holding a check that somebody who spammed me sent as an apology. That's pretty neat."

In all, it took Weekly four hours to complete this entire process, and he didn't contact a lawyer or have to show up to court. He subsequently posted his story on Twitter, explaining how he sued the spammer in the thread.

Spam calls are a big nuisance, sure, but what drove Weekly to take legal action wasn't rooted in any deep animosity toward the spam callers.

"These people aren't out there to spam maliciously," Weekly said. "They spam because they did some economic calculus that says it's economically advantageous for them to do so. If even a small percentage of people who are spammed find ways to push back, you can quickly, dramatically change the calculus around whether spamming makes good economic sense."

Though not all TCPA violations are straightforward -- and it's not always easy to identify a spammer in the first place -- Weekly's story shows people aren't defenseless against spam calls. And suing is only one tool in your arsenal. Here's what you can do about spam calls and messages.

What can you do about spam calls and messages?

First, you should understand the difference between a spam call and a scam call.

Scam calls are those that are clearly illegal, designed to steal money from people. Scam calls might include people pretending to be a legitimate business (including Apple and Amazon), attempting to defraud an individual. They also include those you might receive about "your car's extended warranty" or your Social Security benefits. 

Spam calls, on the other hand, are calls that aren't necessarily trying to steal your money or information. These include legitimate telemarketing calls that you haven't consented to. 

Robocalls can be legitimate telemarketing, but they're also a large source of scams in the US. As many as 68 million Americans have reported losing money to phone scams, losing nearly $40 billion collectively within the last year, according to Truecaller's 2022 US Spam and Scam Report. Truecaller, one of the leading platforms for blocking unwanted communication, conducts the yearly review with Harris Poll. 

While you can also sue scam callers under the TCPA, it's much harder to find scammers. Often, they're overseas and use temporary numbers, making them almost impossible to find contact information for. But with legitimate businesses, you've got more of a shot of suing them and successfully collecting the damages you're owed.

You could take spammers to court, though that takes time and effort. If you don't want to go to those lengths and simply want to cut down on the number of unsolicited calls and texts you receive, there are some simpler steps you can take. 

Report it to your carrier

You can report spam calls and messages to your carrier by texting 7726 -- easy to remember, because it spells "SPAM." 

If you received a spam text message, you can forward, or copy and paste, the message to your carrier. (When doing this, take care not to open links that were sent to you.) If it's a call, you can send the caller's number to your carrier. 

Some carriers, like AT&T, may also provide online forms that allow you to file a spam complaint with more detail. Many popular US carriers also have apps that enable additional call-blocking features that aren't already included in your phone subscription. These apps, like T-Mobile's ScamShield, may include a specialized area where you can report individual unwanted communications. Verizon's app is called Call Filter and AT&T's app is called ActiveArmor. 

Sign up for the Do Not Call Registry

Managed by the Federal Trade Commission, the National Do Not Call Registry is a list of phone numbers of individuals who have requested that telemarketers do not contact them. Companies are required to check the Do Not Call Registry before making telemarketing calls, and calling someone on the list without prior consent is prohibited.

You can sign up for the Do Not Call Registry for free in just a couple of minutes. Though it won't stop all telemarketing calls from reaching you, stopping any amount of calls is helpful. Some organizations, such as political organizations, charities and telephone surveyors, may still call you even if you're on the list.

The Registry includes a complaint form where you can report spammers. The FTC's website also includes a form to report fraud.

Implement tips from the FCC

The Federal Communications Commission is the federal agency responsible for implementing and enforcing US communications law and regulations. As such, in recent years, illegal calls have become a top consumer protection priority for the agency. Here's a list of easy tips from the FCC to help reduce unwanted communications, and protect yourself against conventional scam attempts:

  • Don't answer calls from blocked, unidentifiable or unknown numbers. Hang up immediately if you answer one of these calls.
  • Don't respond to questions from or interact with unwanted communications. Never respond to a question that can be easily answered with "yes."
  • Never give out personal information, including your Social Security number, passwords or other identifying information. Use caution if you are being pressured for information immediately.
  • If you get an inquiry call from someone who says they represent a company or government agency, such as the IRS, hang up immediately and call the entity from an official source (including your account statement or the entity's website).

Remember: The more you interact with spam or scam callers, the more likely they are to target you further. 

The FCC's website includes a page where you can report spam communications.

Sue the spam caller or messenger 

Suing is certainly an option if a spammer has violated the TCPA, but successfully doing so will require a bit more work -- and it's somewhat complex, based on the lawyers we spoke with.

Since the Do Not Call Registry expands your right to sue to telemarketing calls of any kind (regardless of what dialing system was used or whether it's live or a robocall), enrolling is a good first step before you file suit. If you're on the Do Not Call Registry and receive more than one telemarketing call from the same caller, you have the right to sue, and you can get $500 per call or text, according to Saunders.

Mitchell argues that receiving a telemarketing call to a number that's on the Do Not Call Registry may qualify as a "willful or knowing" violation of the TCPA, since companies are required to check the Registry before making a telemarketing call. A willful and knowing violation would qualify you for $1,500 per violation.

Some states require you to send a demand letter before suing, but even if it isn't required, Mitchell says it's advantageous to send one first. That's because it's often less costly for companies to settle with you -- they can avoid court and attorney's fees -- than it would be to appear in court. Settling can also save you money in court fees and serving the defendant with the complaint. 

"It's such small potatoes for these companies," Mitchell said. "Is it going to be worth the spammer paying the court and legal fees rather than just settling with you? It never is worth it for them. And they know what they're gonna lose."

If the spammer doesn't respond to your demand letter, then you can move forward with suing in your local small claims court as a TCPA violation.

Here's what you need to know to sue a spam caller

What is small claims court?

Small claims courts are local (e.g., county, municipal) courts that manage cases with a small amount of damages, typically between $5,000 to $10,000, though some states have much lower caps. This is the easiest place to file a TCPA violation, as long as the amount of damages you're claiming doesn't exceed the court's limit. Small claims court also tends to be a cheaper and faster process. Nolo, which is one of the largest online libraries of DIY legal guides, has information on small claims courts by state. 

How do I create and send a demand letter? 

You may be required to send a demand letter before suing in small claims court, depending on where you live, so you'll want to check in with the requirements of your state. 

For example, California has a self-help guide to writing a demand letter; your state may have one too, or maybe even a template to follow. It's best to follow the instructions and language of your particular court, but Nolo has general guidelines for writing a demand letter.

How do I file a claim?

This is the first step in initiating a lawsuit. For small claims court, the initial form is typically called a "statement of claim," but depending on the court, it may simply be called a "complaint." Many court websites will walk you through the process, though some are more user-friendly than others (California and Massachusetts have particularly good websites). The form and process for filing a claim vary by court, so be sure to research your particular court. An internet search with your state or county and "small claims court" should set you in the right direction. In any case, your claim will need to outline how much and why the defendants owe you.

What is 'serving the defendant'?

Adequately giving the defendant notice that you're suing them is an essential component of any lawsuit. This is called "service of process." States differ on what constitutes adequate service. For example, a majority of states (but not all) allow you to send a defendant the lawsuit through certified mail with a return receipt requested. You'll want to check in with the requirements of your state, but getting a private company to serve the defendant is usually the easiest way to go, though it'll cost you a bit more money than doing it yourself.

The bottom line on unwanted calls and messages

At best, unwanted communications are annoying. At worst, they're a large source of scams in the US that reap billions of dollars from American consumers. But whatever the form and content of these unwanted communications, you aren't powerless against the nuisance.

It may take some time and effort, but there are things you can do to push back, including taking legal action against spam or scam communications. As Weekly said, the more people push back, the more the economic calculus changes for spammers, making it riskier and costlier to spam.

Samsung's next big phones expected to be revealed at its Unpacked event this week are rumored to be its best foldables yet, with improved cameras, new hinges and slimmer designs. But as the holiday shopping season approaches, the feature Samsung should lean on is a price cut.

Samsung has driven high sales with two-for-one offers and generous discounts when trading in old devices. That goes for both its pricey Galaxy Fold and Galaxy Flip devices that go for as much as $1,800, as well as its Galaxy S smartphones, which start at $800. 

The way Samsung charges us for its phones is a stark contrast with Apple, which largely holds firm on its prices even through discount seasons like Black Friday, only allowing discounts from carriers or retailers. 

This week, Samsung has a chance to make a change.

Samsung is planning a large product reveal event, called Unpacked, for Wednesday, Aug. 10, during which it'll announce its newest foldable smartphones. The two devices, expected to be called the Galaxy Fold 4 and Galaxy Flip 4, aren't going to appeal to the masses like the Galaxy S line of devices, in part because they cost so much.

But price is where Samsung could make a difference. Despite offering more discounts, in recent years Samsung has lost market share to Apple at the top of the phone market -- the so-called premium segment where 7 of every 10 $800-and-up phones sold globally are iPhones. And in the lower-priced models, where the Galaxy S competes with the standard iPhone at around $600 and up, sales have actually begun to decline around the world, per a recent Canalys report.

Though Samsung's Unpacked event on Wednesday will focus on foldables, it also serves as Samsung's big product release just before Apple announces its expected iPhone 14 series of phones in a few weeks. Unpacked represents Samsung's chance to make a big impression ahead of Apple's own event, and any deals could make a difference. 

It'll already be hard to convince people to buy any new phone this year with rising inflation and a looming recession. Our collective confidence in the economy has fallen through the floor, with one survey from the University of Michigan finding consumer sentiment is at its lowest point in at least 70 years. 

Historically prices for many of these phones have stayed mostly the same over the years. Starting price for Samsung's Galaxy S and Apple's latest iPhones typically sit between $700 and $800, so it's unlikely Samsung would break from that model.

Still, if Samsung were to introduce a price cut for all its phones, effectively driving the price down to what it actually charges us through those special deals rather than the sticker price, it could potentially "change the equation," said Bob O'Donnell, an analyst at Technalysis Research. But convincing Apple users to switch to Android will take more than just a price cut. 

"There are people who will never give up iOS for a variety of reasons -- green bubbles being one of them," said O'Donnell. "They're not going to change, as cool as [foldables] may be, until they can have [iOS.]"

Over the past decade, there's really only been two phone-makers worth paying attention to outside China. One is Apple, the other is Samsung. Apple's iPhone gets praised every year because of its industry-leading software and powerful chips. When CNET Senior Editor Patrick Holland was thinking of a headline to sum up his glowing review for images he took with the iPhone 13 Pro last year, he ended up with "Damn, these cameras." 

Samsung often positions itself as the alternative, offering sleek designs without all the Apple baggage like requiring you to use its App Store or having to deal with iMessage. It's also often the lower-priced option whenever you walk into an AT&T, Verizon or T-Mobile store.

To be sure, people are buying as many iPhones as ever, said Tim Cook during a July conference call discussing Apple's latest financials. And other premium brands aren't feeling the squeeze of a shrinking economy just yet.

While Apple has pulled ahead in the premium smartphone race in recent years, both companies have been at each other's throats for a lot longer than that. The companies have traded blows in big ad campaigns, like Samsung mocking Apple for removing the headphone jack in 2016. Apple for its part has accused Samsung of stealing its designs, including in a worldwide years-long court battle that ended in a 2018 settlement.

Most other phone-makers have rarely been able to compete. LG lost money before leaving the phone game in 2021, while Microsoft gave up when its Windows Phone OS lost to Apple's iOS and Google's Android in 2017. Google gets good reviews for its Pixel phones, few people buy them, and the phones have a negligible market share, which Holland calls "a conundrum."

"Maybe that's a failure from Google's marketing, limited carrier relationships in Pixel's early days, the dominance of Apple and Samsung in the US or just that people don't trust the search company with their data," Holland said.

Which is a long way of saying that Samsung is Apple's only real competition outside China. Samsung sells more phones globally than any other manufacturer, though the majority of those are midrange and budget A-series phones

One of Samsung's current obstacles is convincing iOS users to switch. They aren't having trouble converting the Android faithful to try out their Galaxy S phones, which this year featured a stylus, larger screen and better cameras. Even its pricey folding devices are catching on, somewhat -- making up an astonishing 36% of the premium Android phone market, according to IDC research director Nabila Popal. 

But getting Apple faithful to leave their blue bubbles may be very difficult.

"I personally think Apple consumers are just so glued to Apple with brand loyalty and the ecosystem that they're used to," Popal said. "As great as foldables are, it will not be the driving factor to convert an iOS [user] to Android and Samsung."

The other big factor is awareness. Even three years after the first Galaxy Fold arrived in early 2019 and a fourth version coming soon, they haven't been sold in enough numbers. "You still don't see many [foldables] in the wild," said O'Donnell. And one of the best ads for any technology is when you see a happy customer actually using it in your family or walking down the street.

"When people do see [a foldable], if that's their thing, they're still knocked out, they're like this is crazy, this is incredible," O'Donnell said.

Unfolding the future

This year, rumors suggest Samsung's Z Fold 4 and Z Flip 4 are only getting rudimentary improvements for their screens and cameras. The same happened last year, but the big upgrade was in affordability, with discounts dropping the Fold's price below $2000 and the Flip's down to roughly the same price as other premium smartphones. But then Samsung started offering even more discounts afterward, with two-for-one deals across its product line. 

The message was clear: Samsung still has an opportunity to introduce another price drop, which would put them in better competition with cheaper premium handsets, and make them much more attractive to people today.

For its part, Apple doesn't seem concerned enough about foldables to rush out one of its own. Instead, Apple's stuck to its well-worn plan of annual improvements, including for its upcoming iPhone 14, which is rumored to include a smaller front-facing camera notch, better battery life and a new always-on display.

Prices, meanwhile, are likely to remain the same if not increase along with inflation, like they did last year. This creates the opening for Samsung, both with its mainstream Galaxy S phones and its foldables alike.

"I feel that foldables are at a tipping point, the brink of a breakthrough, where it's just a matter of a bit more time before they just explode," Popal said. 

Maybe the price could help make a difference.

But many experts note that, given the ongoing shortage of properties, home prices will still continue to go up in 2022 -- just at a slower pace. Plus, prospective new homeowners have to contend with relatively high mortgage rates, which keep monthly mortgage payments expensive. Although mortgage rates have dropped slightly since the Federal Reserve announced its fourth rate hike of the year to continue combating inflation, they're still more than 2% higher than they were at the beginning of 2022. So homebuyers should expect their mortgage payments to be higher this year, even if lessening demand decreases competition for homes.

"If we've seen the peak in inflation then we have seen the peak in mortgage rates," said Greg McBride, chief financial analyst at CNET's sister site, Bankrate. "The outlook for a weaker economy will hold sway as long as inflation pressures begin to show evidence of easing. If we get a couple months down the road and that hasn't happened, then all bets are off."

Even though mortgage rates appear to be leveling off, when taking all of these factors into account, a homebuyer will now pay almost 47% more for the same property compared with a year ago, according to Realtor.com.

Here are the most important things to consider when buying a house in 2022, including why it might make sense to wait or to rent instead of buy.

Right now, home prices are still seeing double-digit growth nationwide and all-cash offers still make up around a quarter of housing bids, according to Jessica Lautz, vice president of demographics and behavioral insights at the National Association of Realtors. Does that mean you should try to hold off until prices start going down? Not necessarily.

The first thing to keep in mind is that expert predictions are imperfect. No one knows what's going to happen with the economy, even with warning signs for events like recessions. And timing the market, or trying to make decisions based on what you think will happen to prices or rates in the future, is generally not a sound strategy. "With housing, buyers tend to obsess over home values and how buying at a certain time may be better for appreciation and equity," said Farnoosh Torabi, personal finance expert and editor-at-large at CNET. "That's important, but your monthly housing payment is what really matters in the end."

Even if you have a plan, be prepared to pivot in this market. Maggie Moroney, 27, is trying to buy her first home in the Washington, D.C. area, but can't find anything affordable. Between sales and rentals, there's low inventory in both markets. 

"I probably could try to buy something, but it'd be a little bit of a stretch, especially with interest rates," she said. Moroney doesn't want to rush the decision and plans to wait it out if she doesn't find a home she likes, with the hope that more inventory will start to hit the market. "I'd rather have a rental I'm not super in love with than a home I'm not in love with."

If you're teetering between buying a home and waiting, here are some factors to keep in mind.

1. Mortgage rates and price trends

In today's housing market, high prices along with home loan rates are two of the most important factors at play. Although mortgage rates fluctuate daily, they are expected to remain between 5-6% for the rest 2022 -- though what happens next with inflation will tell where rates are headed. So far, rates are already more than 2 percentage points higher than this time a year ago and passed the 5.5% mark in June, but seem to be evening out since the announcement of the Fed's fourth rate hike in July. 

Although rates dipped slightly with the most recent interest hike, it's still important to understand how the rate you lock in for your mortgage will impact your monthly payments, as well as the total amount you'll pay over the lifetime of your loan. 

For example, if you take out a 30-year fixed-rate mortgage to buy a $500,000 house at a 5.2% interest rate, you'll pay $488,000 in interest over the life of your loan. But if you wait and buy a $450,000 house at a 6.5% interest rate, you'll end up paying $574,000 in interest over the course of your mortgage. So even though you paid less for your home, you're paying more than the difference in price due to interest over three decades. 

Scaling back your budget and looking at homes that may be smaller or in less-expensive neighborhoods is an option to consider if higher mortgage rates have made your previous housing goals unattainable.

2. Financial and personal goals 

Homeownership is still considered one of the most reliable ways to build wealth. When you make monthly mortgage payments, you're building equity in your home that you can tap into later on. When you rent, you aren't investing in your financial future the same way you are when you're paying off a mortgage.

Another factor to take into consideration is how long you plan to live in the house. If you expect to live there for a decade or longer, you'll likely be able to refinance your mortgage to a lower rate, reducing your monthly payment in the process. However, if you plan to move in a few years, it likely won't make financial sense for you to refinance. In that case, it's worth considering an adjustable-rate mortgage, which can help offset today's high mortgage rates by offering you a lower initial interest rate that only adjusts or increases later on in your mortgage term.

3. Future housing trends and recession risks

As buyer competition decreases when buying a home becomes increasingly unaffordable, it could mean that inventory opens up where you're looking. In June, the national inventory of available homes grew by 18.7% this year compared to last year. More available inventory means that you have more homes to choose from, increasing the chances you can buy something you actually want this year versus scrambling in a bidding war for whatever is available in your budget.

But there's also talk of a looming recession. If you wait to buy instead, you could avoid potentially overpaying for a home that could lose its value in an upcoming economic downturn, said Torabi. Plus, if the economy slows down, it's possible the Federal Reserve will raise interest rates less aggressively, which could benefit potential homeowners trying to lock in a better rate on their mortgage. 

Is it better to rent than buy right now? 

It depends, especially when we're dealing with an unpredictable period of high inflation. 

On one hand, if you buy a house and secure a fixed-rate mortgage, that means that no matter how much prices or interest rates go up, your fixed payment will stay the same every month. That's an advantage over renting since there's a good chance your landlord will raise your rent to counter inflationary pressures. Right now, rents are rising faster than wages, and if homebuyers are priced out of the housing market, there'll be more pressure to rent, which will increase competition. Many are already experiencing a red-hot rental market, leading to rental bidding wars and evictions. 

On the other hand, even though a fixed-rate mortgage can offer you more predictability and budget stability, "as long as inflation continues to outpace wages, there could be benefits to renting right now as the economy worsens," said Torabi. 

For example, one advantage of renting over buying is that you can save the cash you would have otherwise needed to use for a down payment. In a time of economic uncertainty, if you don't have to worry about coming up with a down payment and emptying most of your entire bank account to secure yourself a home, you can stay more liquid. Having more cash on hand can offer you added security if a recession negatively impacts your financial situation.

"It's important to know the differences in cost of owning a home versus the cost of renting," said Robert Heck, vice president of mortgages at Morty, an online mortgage marketplace. "How much is homeowners insurance going to cost? How much are the annual property taxes? Maybe you're not used to paying property taxes if you've been renting. Consider the costs that will go into maintaining a home."

Ultimately, whether you rent or buy often comes down to practical considerations like whether you need more space to start a family, or your lease is ending -- regardless of market conditions.

What's the difference between a hybrid smartwatch and a regular smartwatch? In the hybrid category, Fossil's Hybrid HR mixes physical watch hands with an always-on display that shows information and notifications. It almost feels like an old-school Pebble watch fused with an everyday analog-style watch.

The Hybrid HR isn't Fossil's first smartwatch with physical hands. There are plenty of Fossil Group watches that track steps and sleep and display the results with mechanical watch hands. I've also worn a few smartwatch attempts at hybrids mixing analog hands and screens before.

But Fossil's Hybrid HR is kind of fascinating. I've been wearing it for a few days now, and the hybrid smartwatch stands out as what could be the future of smartwatches in general.

Always-on E Ink display

Keeping a smartwatch charged is incredibly annoying. Fossil's newest line of hybrid smartwatches may have found an answer, and it's E Ink. The Hybrid HR's added display feels less like a screen and more of an extension of the watch, the sort of basic readouts that you might expect on a digital watch. Or, like what Google's Wear OS watches offer, but in E Ink. To be clear, though, this isn't Wear OS. It almost reminds me of what the TicWatch Pro tried for by layering an always-on display on top of a feature-packed smartwatch, but the Hybrid HR looks a lot nicer.

Earlier this year, Google reportedly paid $40 million for Fossil smartwatch technology that could enable hybrid watches. The Hybrid HR looks like it is, indeed, the watch tech that earlier reports thought Google was interested in... and it's here now. Where it leads next is anyone's guess, but with Google acquiring Fitbit, maybe this could also be what future fitness watches look like.

What can this hybrid smartwatch do?

Three buttons on the side bring up menus and scroll through on-screen options (there's no touchscreen). The hands supposedly glow in the dark, but didn't glow very brightly for me. Double-tapping the glass brings up a glowing backlit screen which looks like I'm lighting up a little Kindle, and then I can see the watch hands silhouetted.

The Hybrid HR is waterproof to 3 ATM, tracks heart rate (every 60 seconds, unless you actively start a reading, or every 15 seconds during a workout), steps and sleep, can control music playback from a phone (which gets annoying with the awkward side-button controls), and can display phone notifications.

The 42mm watches have stainless steel cases and either 18 or 22mm straps, depending on if you choose the Charter HR or Collider HR design (my black rubber-strapped version is Charter HR).

At $195, it may not be the perfect smartwatch. But it looks like it's going to split the difference just enough that it could show where future Google-Fitbit watch designs may head next.

An hour or two before you go to bed, throw your sheets and pillowcases in the freezer. They won't come out stiff as a board, don't worry. However, they'll stay icy long enough that you can easily fall asleep without feeling like you're overheating. 

Throw your socks in the freezer, too

Along the same lines as freezing your linens, you can also freeze your socks for cooling relief. Like your fingers, feet and toes are sensitive to temperature changes and play a role in regulating temperature. By keeping your feet cool, you help cool down the rest of your body. 

Use house fans to make your own AC

Fans are much more energy-efficient and wallet-friendly than an air conditioner. They use about 1% of the electricity that AC does. So, take advantage of fans and strategically place them around your room. Place one fan next to your bedside and put a bowl of ice water in front of it. The ice will create cold air that the fan will blow towards you. Next, face a window fan outwards to blow the hot air from your bedroom outside. 

Use a wet towel layer

Lay a damp towel down on your bed over your sheets to give your body some cooling relief while you fall asleep. Though, I recommend you lay a dry towel underneath the wet one to avoid soaking your mattress with water which can damage the foam in your mattress. The towel won't stay cold for the entire night, but it should stay cool enough that you can drift off to sleep. 

Don't sleep in the nude

You may see advice on the internet suggesting that you should sleep in the nude to stay cool. That might work if you sleep cool, but it won't do much for you if you get sweaty. If you're hot, it's beneficial to wear lightweight pajamas (such as cotton) that can wick the moisture away. Otherwise, your body is free to sweat all over your sheets. 

Consider cooling sheets, pillows and comforters

If a mattress is out of your realm of budget, you can opt for cooling sheets or pillows for relief. Search for sheets made with breathable fabric like organic cotton, linen or bamboo. Bamboo is great at absorbing sweat and helping you stay cool, and organic cotton does a good job of wicking away moisture. 

Consider a cooling mattress

There are a lot of mattresses that retain heat, especially beds made with standard memory foam. A cooling mattress can actually make a big difference in how comfortable you sleep. It can either provide extra airflow and breathability, or it can actively provide your body with a cool-to-the-touch sensation and draw heat away from you like Brooklyn Bedding Aurora. 

Block out the sun and heat during the day

Prevent your bedroom from getting too hot during the daytime, especially in the summer, with blackout curtains. Not only do they keep your bedroom dark, but they can also reflect heat and stop it from entering your bedroom through the windows. 

Sleep on the first level of your home 

Unfortunately for people in two-story homes, hot air rises. That means the top story of your house is going to be warmer than the bottom story. So, beat the heat a little by sleeping on the bottom story of your home when you need relief from the heat.

Drink ice water before bed

Drink a significant amount of water before bed to try and counteract the night sweats. Also, avoid alcohol before bedtime as it can promote dehydration, making it more difficult for your body to regulate temperature and keep you cooler.

Split your bedding like this to sleep cooler

Utilizing two different blankets is a great way to help each person get the coverage and feel they need while they sleep. This especially goes for couples where one sleeps hot and the other sleeps cold. Rather than a comforter, buy two twin XL blankets that fit each person's needs. The hot sleeper should consider a lightweight, breathable fabric, while the cool sleeper can use a microfiber or sherpa throw that offers a lot of warmth. 

Use cooling sheets and a cool comforter

Especially in these summer months, it's important to sleep with breathable bedding -- especially if you or your partner is a hot sleeper. Rather than satin, flannel or regular cotton sheets, try organic cotton, bamboo or linen sheets that are much more breathable and easily wick moisture away. Use fans to your advantage

Fans are the best friends of hot sleepers. They help keep air circulating and promote a constant breeze. You can even create a makeshift air conditioner using a fan and ice water. Place a bowl full of cold ice water in front of a fan and face it toward the hottest sleeper. This way, you'll feel cool and icy air blow toward you without having to rely on your AC.

Make sure your co-sleeper is well hydrated 

Many of our body functions are in some way related, and that goes for hydration and our circadian rhythm. Our bodies naturally begin to cool down when we recognize bedtime is near, but this process can be thrown off if the body is feeling dehydrated. By drinking water before bed, you ensure your body gets the hydration it needs to properly regulate temperature. This is particularly important if you sweat a lot during your sleep. The more water you lose, the more it needs. 

Turn on that AC 

As mentioned before, the best temperature for sleep is around 60 to 67 degrees Fahrenheit. Set your thermostat low before you go to bed to ensure your bedroom is properly ready for sleep. If you don't have an air conditioner or are avoiding turning it on to save money, try these tips to help you sleep cooler without an AC.

Consider a different mattress

If all else fails and you have room in your budget to buy a new mattress, it may be beneficial to upgrade your sleeping setup. A larger mattress ensures you have enough space between you and your co-sleeper to feel more comfortable and less second-hand heat. You can even consider a cooling mattress that's designed to help bring relief to hot sleepers.
