20-Year Interest Rates for September 2022

20-Year Interest Rates for September 2022

Although a 20-year fixed-rate mortgage is a less common choice for a home loan than a 15- or 30-year mortgage, it has some advantages to consider when buying a house. A 20-year mortgage is a home loan you take out that you repay over a 20-year period. It also has a fixed interest rate just like 15- and 30-year mortgages do.

In a rising interest rate environment, a 20-year mortgage has some benefits over a 30-year mortgage. Since it's a shorter loan term you will end up paying a full decade less in interest, which adds up to tens of thousands of dollars in savings.

Here's everything you need to know about what a 20-year mortgage is, how they work and how to find the lowest mortgage rates possible.

What is a 20-year mortgage?

A 20-year mortgage works the same way as 15- and 30-year mortgages, it just has a 20-year term instead. You'll still need to meet all the same criteria and qualify with a lender or bank to be approved for this home loan type.

Comparing a 20-year and 30-year fixed rate mortgage

How does a 20-year home loan stack up to a 30-year mortgage? A 20-year term has the benefit of simply being paid off in a shorter amount of time. You'll have a higher monthly payment for two decades, but save yourself 10 years of interest on your loan.

Comparing a 20-year and 15-year fixed rate mortgage

While similar to a 15-year mortgage, with a 20-year mortgage, you'll have lower monthly payments, but pay five additional years in interest. What length mortgage you choose will depend in part on how high of a payment you can afford. A 20-year mortgage may be a good compromise if you can't afford the monthly payment for a 15-year mortgage, but don't want to stretch your loan terms out to 30 years.

No matter what term length you choose for a mortgage, it's important to do your research and interview numerous lenders before committing to one. This will help you find the lowest rate and fees available for your personal financial situation. The more lenders you talk to, the greater your chances of finding a lower rate. Even half a percentage point can make a big difference in the amount of interest you pay over the life of your mortgage.

20-year fixed mortgage trends

Right now, 20-year fixed-rate mortgage rates are hovering in the mid to upper 5% range, according to Bankrate, which is owned by the same parent company as CNET. Mortgage rates were at their highest levels in 14 years earlier this year, and have been consistently climbing since January when rates were still historically low and closer to 3%.

Depending on what happens with inflation, mortgage rates may remain relatively flat or they could keep increasing. The Federal Reserve is likely to continue raising rates over the course of the year, as economic conditions like inflation continuing to put additional pressure on rates. If you're considering buying a home, it's likely that mortgage rates are currently lower than they will be by the end of 2022. This means it could make sense to buy a home now, rather than waiting.

You can use CNET's mortgage calculator to figure out how much a difference in interest rates will cost you for your mortgage.

Current mortgage and refinance rates

We use information collected by Bankrate to track daily mortgage rate trends. The above table summarizes the average rates offered by lenders across the country.

Pros of a 20-year fixed-rate mortgage

Here are some key benefits a 20-year home loan offers over standard 30-year fixed-rate mortgages:

  • Save money on interest: You will save thousands of dollars in interest over the life of your loan compared to a 30-year mortgage.
  • Pay off loan faster: You will pay off your mortgage 10 years earlier than the most common type of mortgage, which is a 30-year fixed-rate mortgage, as well as building up equity in your home faster.

Cons of a 20-year fixed-rate mortgage

And here are some reasons why a 20-year mortgage may not make as much sense as a 30-year home loan.

  • Higher monthly payments: You have to be able to afford the monthly payments on a 20-year mortgage, which will be higher than a 30-year mortgage and may eat into your monthly budget.

How do you qualify for a 20-year fixed-rate mortgage?

You apply for a 20-year mortgage the same way you do for other types of mortgages. You must qualify with a lender or bank who is willing to lend you the money. The lender will take into account almost every aspect of your financial life to determine whether or not you can pay back the loan -- you'll submit financial documents like tax returns and pay stubs to apply for a home loan.

Information like your credit score, your income, how much debt you're carrying and your loan-to-value ratio all affect the rate a lender will offer you.

Other mortgage tools and resources

You can use CNET's mortgage calculator to help you determine how much house you can afford. CNET's mortgage calculator takes into account things like your monthly income, expenses and debt payments to give you an idea of what you can manage financially. Your mortgage rate will depend in part on those income factors, as well as your credit score and the ZIP code where you're looking to buy a house.

Apple takes back crown as world's No. 1 phone maker, analyst says

Apple became the world's top phone maker in the fourth quarter of 2020, Gartner reported Monday, with the launch of the 5G iPhone 12 helping it beat Samsung for the first time since 2016. It sold 79.9 million iPhones in that period, a 14.9% increase year-on-year.

Samsung sold 62.1 million phones in that quarter, a decrease of 11.8% compared to 2019. It was followed by Xiaomi's 43.4 million (a 33.9% increase) and Oppo with 34.4 million (a jump of 12.8%), according to the analyst.

Huawei suffered a major slide due to sanctions placed by the US government, declining 41.1% year over year to sell 34.3 million phones. The Chinese company agreed to sell its Honor budget phone brand in November and is reportedly preparing to cut its 2021 phone production by 60%.

Global phone sales declined 5.4% to 384.6 million overall, Gartner noted.

"Even as consumers remained cautious in their spending and held off on some discretionary purchases, 5G smartphones and pro-camera features encouraged some end users to purchase new smartphones or upgrade their current smartphones in the quarter," Anshul Gupta, Gartner's  senior research director, said in a release.

Samsung remained on top for overall 2020 phone sales, with 253 million (a 14.6% decline compared to 2019), while Apple saw a 3.3% increase with 199 million, the analyst reported.

Cloudflare Fixes Outage That Caused Problems Across the Internet

Internet infrastructure company Cloudflare suffered an outage late Monday and early Tuesday, disrupting services for a wide range of sites that included Discord, DoorDash, Fitbit, NordVPN and Peloton, according to Downdetector.

Cryptocurrency exchanges such as OKX and FTX were temporarily inaccessible, too.

Reports of Cloudflare problems started around 11:30 p.m. PT Monday, and the company reported that it had resolved the issue a little after 1 a.m. PT Tuesday.

In an emailed statement to CNET, the company noted that the outage wasn't the result of an attack.

"A network change in some of our data centers caused a portion of our network to be unavailable," a company spokesperson said. "Due to the nature of the incident, customers may have had difficulty reaching websites and services that rely on Cloudflare."

DJI teams up with Line Friends for a drone of cuteness

DJI now has super cute drones.

On Monday, the drone maker said it's teamed up with Line Friends to create a mini drone that features the cute bear icon, Brown. The Line Friends (Brown) I Spark can do everything a standard Spark drone can do, such as quick launch, selfie taking, tracking and more.

"Similar to other things we carry in our bags, a drone is becoming a lifestyle accessory," said Monica Suk, senior communication manager at DJI, in a release. "This special edition we are launching with Line Friends will take this concept even further and make storytelling and sharing exciting, and a part of our everyday life."

Line Friends are characters from the messaging app Line, which is a Japanese subsidiary of the South Korean search giant Naver Corporation. The company also has a line of retail stores that sell character merchandise, with more than 108 locations worldwide, including one at the Time Square in the Big Apple.

This is DJI's first characterized drone and its first that users can control with hand gestures alone, according to a release. We could see DJI build drones with more Line Friends characters in the future, such as the bunny Cony, the chick Sally, the panda Pangyo, the cat Jessica.

The cute mini drone sells at $399, and it's available on DJI's website now.

"We are excited about our collaboration and will first focus on rolling out the new product in the different markets," a DJI representative said in an email statement. "As this is our first product collaboration, we are taking time to listen o customer feedback and evaluate the market demand."

Acer Aspire S 13 review: An affordable, fingerprint-resistant MacBook Air alternative

Acer Aspire S 13 review: An affordable, fingerprint-resistant MacBook Air alternative

Technically, you can buy an Acer Aspire S13 in the United States for just $580, and the laptop typically comes in black.

Realistically, just forget about both of those things. I'm reviewing the Acer Aspire S13 in white -- which starts at $800, £650 or AU$1,399 -- because it's the one doing something particularly neat.

Many laptops this thin don't have great performance. Many laptops this powerful don't have great battery life. Many laptops this price skimp on the storage and memory you need. And the ones that don't -- our favorite laptops -- typically are made of smooth metal and glass that attracts loads of glare and gobs of oily fingerprints.

The 13-inch Acer Aspire S13 -- the white one -- doesn't suffer from any of those weaknesses.

The Acer Aspire S13. Also pictured: an amazingly photogenic cushion.

Josh Miller/CNET

At 3.0 pounds and 0.57 inche thick, with a dual-core 2.3GHz Intel Core i5 processor, 8GB of RAM, 256GB of solid-state storage and a crisp 1,920x1,080-pixel resolution IPS touchscreen, it's as thin, fast and spacious as the competition. (I tested the $1,000 Core i7 model with 512GB of storage -- impressive specs for the price.)

In fact, the Aspire S13's battery life is better than most. We got 9 hours, 45 minutes in our standard streaming video drain test, and I found I could typically work 6 to 7 full hours before needing to recharge. That's just a stone's throw away from the battery life we get with a MacBook Air, only this Acer has a far better screen and speakers.

But the white Acer Aspire S13 also does something I've never seen before. It's a thin metal touchscreen laptop that doesn't trap light and grease. The pure white matte aluminum surfaces simply don't pick up fingerprints. (Aside from a fine coating of dust, our S13 looks just as good today as when we took it out of the box weeks ago.) And where most every single laptop manufacturer covers their touchscreens in sheets of mirrorlike glass, the S13 has an antiglare coating.

Not a lot of ports on the S13, but they're the ones you'll generally need.

Josh Miller/CNET

(The cheaper black versions of the laptop aren't as fingerprint-resistant, since they use brushed aluminum, which can trap oils, for their keyboard deck.)

By the way, the Aspire S13's Dolby-branded speakers are well above average -- excellent, even -- for a laptop this thin. There's not much in the way of bass, and setting it on your lap muffles the downward-facing drivers. But on a solid table there's a lot of volume and some remarkably clear mids.

The only things that keep the Aspire S13 from graduating into the upper echelons of worthy laptops are the same that plague so many thin Windows machines: a stiff, shallow keyboard, and a touchpad that can't be trusted not to jump around while you're typing. They're bearable, but as a writer, I'd probably pick a different PC.

It's rare to find an antiglare touchscreen display on a laptop.

Josh Miller/CNET

It also doesn't help that the laptop has uneven backlighting under the keyboard, notably thick bezels around the screen (at a time when bezels are starting to shrink), a USB-C port that can't charge the laptop and a sixth-gen Intel Core processor instead of the new seventh-gen chips (though that might not be a big deal). This Acer is a little behind the times.

But if you can live without a few creature comforts, the Acer Aspire S13 is still a solid choice.

The ability to resist fingerprints, and the ability to resist glare, will never go out of style.

Apple Tells Some App Store Developers to Update Older Apps

Apple Tells Some App Store Developers to Update Older Apps

Apple sent out warnings to developers recently, asking them to update their App Store apps or risk having them removed in the next month. The move, which some developers bristled at, appears to be part of Apple's "App Store Improvement" program to ensure app quality and security.

The notices, tweeted by at least two developers in the past few days, both appeared to impact older video games on the platform.

Apple didn't immediately respond to a request for comment.

The move appears to be the latest in a series of steps Apple's taken to ensure quality of apps offered on its App Store, which has an estimated more than 2 million apps available, according to data compiled by Statista. The company typically focuses its moderation efforts on reviewing apps before they're made available on its App Store, which is the only place Apple allows people to download apps for the iPhone and iPad. But it's also increasingly acknowledged potential security and compatibility issues of apps left on its service without updates over the years.

Since at least 2016, Apple has said it will remove older apps that hadn't been recently updated from its App Store, though it's unclear how often the company's followed through. Apple's support documents on its website say that apps in "all categories on the App Store will be evaluated to make sure they function as expected, follow current review guidelines, and are not outdated."

Google as well announced a similar program earlier this month aimed at "hiding" apps that haven't been updated in years. Google develops the Android mobile software that powers most of the world's smartphones not made by Apple, and its Google Play app store is widely used to sell and distribute apps. Google said its new policy won't go into effect until this fall.

While it's unclear how many apps are affected by Google's or Apple's app store cleaning programs, both companies may take an opportunity to discuss their rules during their upcoming developer conferences. Google I/O will be held on May 11, and Apple's Worldwide Developer Conference (WWDC) will kick off on June 6.
